π INTERLAKE BUSINESS SPOTLIGHT: Welcome to a new series I'm starting, where I'll be featuring a different business from the Interlake every week! To kick things off, I wanted to talk about a local restaurant that is truly one of a kind - Kahleigh's Brew Barn, located in Riverton, Manitoba! From the coolest aesthetic and decor to incredible service and delicious food, you really can't go wrong. Brian and I split some of their Garlic Parmesan Fries served with Aioli on the side and I had one of my favourites - the Cranberry Chicken Burger. Also, I could not pass up a chance to have one the BEST Caesars in Manitoba. I mean, look at that garnish. π So, if you're ever in the area I highly recommend stopping in for a bite to eat! If you have been to @kahleighsbrewbarn before, what's your go-to order?! π Interest Rate Alert! π The Bank of Canada has just announced a 25 basis point cut to its key interest rate, bringing it down to 2.75%. This decision is aimed at supporting economic growth and easing borrowing costs. π‘ What could this mean? Lower interest rates may influence mortgage rates, borrowing costs, and overall affordability - but how it impacts YOU will depend on your unique situation. If you're thinking about making a move in the real estate market, it's a great time to connect with a mortgage professional (or your bank) to understand how today's news might affect your financing options. As always, I'm here to chat about real estate opportunities in Manitoba's Interlake Region! Whether you're buying, selling, or just curious about what's happening in the market, I'm happy to help! π‘ #interestratecut #bankofcanada #bankofcanadaupdate #manitobarealestate #homebuyingprocess #homebuyingjourney #homesellingjourney #interlakeregion #interlakeliving #marketnewsButton

POV: You're starting 2025 off as a newly licensed REALTOR®. Since the start of 2023, my main focus has been working towards obtaining my real estate license. Before becoming licensed, I spent countless hours studying, preparing for exams, saving as much money as possible, making a business plan, networking/building future industry contacts and creating systems to help me hit the ground running. After receiving my license at the end of August 2024, I spent the rest of year taking even more courses, earning my first designation, building up tools and resources, researching various marketing techniques, jumping at any opportunity to gain more experience, and asking as many questions as possible to my broker and fellow REALTORS®. Now that I have a solid foundation in place, it's time to give it my all and focus on building the career I've been dreaming of for the last two years! β¨ If you're looking for a passionate, dedicated, trustworthy REALTOR® who goes above and beyond, let's chat about how we can make your real estate dreams reality! ππ» AYLA DROPKO | REALTOR® π‘ Interlake Real Estate π² 204.651.1214 π www.ayla.realtor #newrealtor #manitobarealtor #mbrealtor #realtorlifestyle #friendlymanitoba #buyerrepresentation #sellerrepresentationButton

Why buy vacant land? Let's break it down! ππ» 1. You have the freedom to build your dream home. Purchasing vacant land offers you the flexibility to design and build a home that fits your personal preferences and needs. This means you can choose the style, layout, and features that will make your living space truly your own. However, it’s important to keep in mind that zoning laws, building codes, and other local regulations can impact the design and construction process. Always consult with a licensed architect or builder and verify local requirements before starting any project. 2. Some lots have no time restrictions to build. In certain areas, vacant land may be available with no time constraints on when you need to start construction. This gives you the freedom to hold onto the property and build when the time is right for you. However, it's always important to confirm with local authorities or property management whether any changes in regulations could affect future development opportunities on the land you’re interested in. 3. Land is a limited resource. Land is finite, which can make it a valuable investment over time. As populations grow and urban areas expand, available land becomes scarcer, potentially increasing its value. However, keep in mind that market conditions can fluctuate, and the value of land is influenced by factors such as location, zoning, and economic trends. Always perform thorough research and consult with real estate professionals to provide information about comparable sales. 4. Vacant land requires less ongoing maintenance. Owning vacant land generally requires less day-to-day maintenance compared to other property types like residential or commercial buildings. With no structures to upkeep, you may not have to worry about repairs, lawn care, or utility bills. However, even vacant land may require occasional maintenance, such as clearing vegetation, maintaining fencing, or addressing any local property code requirements. Be sure to consider potential costs for long-term land management. If you have any questions, let's get in touch! I'm always happy to help. #vacantland #realestateeducation #manitobarealestateButton

π‘ When Is the Best Time to Buy a Home? π‘ The simple answer is "when you're ready to move!" - but if you're looking to maximize your budget, timing DOES matter. Research shows that fall and winter are prime seasons to find deals, with home prices up to 16% lower than the early summer peak. While your selection might be more limited, fewer buyers and motivated sellers could equal big savings! If you're holding off for lower interest rates, remember that many others, too. Acting now could help you avoid the crowd! Questions? Save these tips if you're thinking of selling your home! π‘β¨ 1. Tidy up before showings & open houses. In my experience, one of the first things buyers will notice is how clean the property looks. You don't need to hire a professional cleaning company, but things like decluttering, sweeping, dusting, mopping and cleaning bathrooms, mirrors and windows can make a big difference in how your property shows. If you're leaving your old appliances behind, give those a clean as well! 2. Shovel snow from walkways, steps & patios. The more accessible and inviting your home is, the more likely it is to sell. If someone can't make it to the house (or a certain part of the house) safely, there's always the possibility they won't view it. Also, we want the showing process to go as smoothly as possible - slips and falls don't help with that. It's also a good idea to salt any areas that may be slippery. 3. Declutter & clean before taking photos. A lot of buyers view properties online before deciding which ones they'd like to see in person. To make your home stand out, take time to properly prepare for photographs! Remove any clutter, put things back where they belong, and rearrange the furniture to make things look more open. This would also be a good time to do a deep clean, as it'll be easier to maintain a tidy home for showings. Another thing to consider is security - lock up or remove any valuable possessions. 4. Ask friends to check with you before visiting. Imagine you're a buyer who has safety & security as one of your top concerns. Now, halfway through viewing a home someone who is NOT the seller or Listing Agent pulls into the driveway. How would this make you feel? I know I'd personally feel a little spooked! A buyer might absolutely love the property, but if they don't feel safe there's a chance they won't submit an offer. 5. Avoid extra stress by hiring a REALTOR®. We have professional training, industry knowledge and access to wide a variety of tools and resources to help you with paperwork, negotiations, marketing, understanding legal requirements, arranging showings and more! What else would you add to this list?! ππ»Button

My favourite part about being a REALTOR® is having the opportunity to support you through the entire process of buying or selling your home (including all the emotions that come with it - good and bad)! π‘ Don't get me wrong, I LOVE showings, open houses, marketing, negotiating and every other aspect of this career, but there is something so special about people trusting you enough to be vulnerable with their emotions. The home buying or selling process isn't always easy, and sometimes difficult emotions come up. When they do, just know I'll be right by your side for all of it. Need to vent? I'm here! Want some space to process everything? I understand and support that! Ready to make a new game plan? Let's do it! Feel some tears coming on? I've got a box tissues and a shoulder to cry on. Even after closing day, I'll still be there. Whether you need information on the new town you call home, you have questions about the property or you simply want to share your excitement - I'm just a text or phone call away! If you're getting ready to buy or sell, just remember I'm always happy to be in your corner. ππ»Button

I spent the beginning of the week learning how to best represent my buyer clients and met my real estate idol in the process!
